Building Recertification

A local program: once a building reaches the age set by its county or municipality, an engineer or architect has to inspect the structure and the electrical system and file a report with the building official. Then it repeats, normally every ten years, for the life of the building.

We walk the property, document the condition of the structural and electrical systems, and produce the sealed report in the format your jurisdiction accepts. If deficiencies show up, the repair scope comes with it not as a separate project three months later.

We just got the notice. How long do we have?

Most jurisdictions give ninety days from the date of the notice to submit the report, and they do not usually treat a signed contract as compliance — the report has to be filed. Send us the letter and we will tell you the exact date on it and whether the schedule is still comfortable.

What happens if the inspection finds problems?

The report classifies what was found and separates urgent items from maintenance. That gives the board something defensible to act on. We design the repairs, and the work can be built by our partner company so the engineering and the construction stay coordinated.

Do owners have to let you inside their units?

Usually only limited access is needed, and it is arranged in advance with management. The bulk of the work is exterior, common areas, balconies, parking levels and equipment rooms.

Can you do both the Milestone and the recertification?

Yes, and where the scopes overlap we coordinate them in one mobilization instead of billing the association twice for the same walkthrough.

How much does it cost?

It depends on the size of the building, the number of stories and levels of parking, and which program applies. Send the address and the year built and you will get a fixed fee, not an hourly estimate that grows.
