No. 3A Engineering Group works on plenty of projects that other contractors build, and RBG builds work engineered elsewhere. Design–build is an option because it removes friction, not a condition of getting engineering from us.
It is a fair question and the answer is disclosure. The relationship between the two companies is stated up front, and where a jurisdiction or an association requires an independent inspector for the construction phase, that role stays independent.
Usually yes. Repair scopes are phased by stack or by elevation so units keep access, and shoring is designed so the structure is supported at every stage. The phasing is part of the schedule you approve before mobilization.
It gets photographed, measured and priced against the unit rates already in the contract, and it needs written approval before the crew continues. Because the engineer is in the same office, the revised detail comes back in days, not weeks.
We do permit application, plan-review comments, inspection scheduling and final close-out. That is the part owners most often underestimate and it is included.
